The Government of Barbados is set to launch an innovative housing initiative between 2025 and 2026, allowing landowners to leverage their property as equity in government-backed projects. This program aims to make homeownership more attainable for citizens, particularly those who own land but lack the financial means to construct or complete their homes.
Empowering Landowners Through Equity
Under this initiative, landowners can contribute their land as equity in collaboration with the government. The government will then construct homes on these plots, and after accounting for the land's value as equity, owners will commence payments towards the cost of the house. In many cases, the land's value may significantly offset the house's cost, making payments more affordable.
Assisting Incomplete Constructions
The program also addresses situations where individuals have begun constructing homes but are unable to complete them due to financial constraints. The government may finish the construction and then either rent the house, sell it to another buyer, or allow the original owner to repurchase it over time.
Optimising Land Use
This initiative stems from discussions on the derelict and empty lot project, announced in 2022, which aims to optimise land use across the island. With over 25,000 derelict properties and empty lots in Barbados, the government seeks to utilise these spaces to build more housing for citizens.
Pilot Projects and Future Expansion
The National Housing Corporation (NHC) has launched a pilot project under this initiative, with one house already constructed and eight individuals expressing interest in securing housing solutions through the program. The NHC plans to expand this pilot into a broader initiative, providing similar housing solutions across Barbados.

These initiatives aim to provide a pathway to homeownership for many Barbadians struggling with construction costs while addressing issues related to abandoned or unfinished structures and maximising land use. By allowing landowners to use their property as equity, the government is taking significant steps toward enfranchising citizens and making homeownership more accessible.
